01 — The Challenge A Dated Property with Decades of Deferred Potential
The clients had just purchased the property and fell in love with its farmland location in Lititz — but inherited years of deferred upkeep. The home was a dated brick colonial, the pool was failing, the hardscape worn out, and the landscaping overgrown. They made the decision before moving in to do a complete renovation: reimagining the colonial as a modern farmhouse and rebuilding the outdoor space from scratch. Complicating the scope, a new cedar barn was being constructed on the property simultaneously, requiring coordinated site work, driveway access, and retaining walls. The clients envisioned multiple outdoor living zones — upper deck, covered patio, lower fire pit lounge, and a play area — with the primary concern that a project of this complexity would feel unified rather than patched together.
02 — Our Approach Reimagining Every Inch of the Property
The design treated the entire property as a single composition — every material chosen to complement the renovated white farmhouse exterior. After full demolition and regrading, the site was carved into two primary outdoor levels. At the main-floor level, a composite deck with cable railing connects two zones: an open kitchen, hot tub, dining, and lounge area, and an attached covered porch with tongue-and-groove ceiling, stone fireplace, mounted TV, infrared heaters, and retractable screens for three-season use. Below, a covered walkout patio opens to an expansive paver patio with a raised fire pit lounge defined by block seating walls. A boulder retaining wall with stone drainage channel manages the grade transition between levels, and site work coordinated with the cedar barn included additional retaining walls, driveway access, and an artificial turf play area.
03 — The Transformation An Estate Designed to Live On Every Level
The upper deck is the daily center of the home — outdoor kitchen for serious cooking, dining with farmland views, hot tub, and a rocking-chair lounge for slow mornings. The attached screened porch functions as a true three-season outdoor room, usable from early spring through late fall. Below, the paver patio and raised fire pit lounge anchor the property's entertaining end, with block seating walls designed to pull a crowd in naturally. The artificial turf play area sits within view of every zone, keeping the kids visible no matter where everyone ends up.
